Booking terms

The terms confirmed in writing for a reservation apply to that booking.

Booking confirmation and payment

An availability request is not a confirmed booking.
The owner confirms the dates, final price and payment instructions in writing.
A 25% deposit by bank transfer confirms the booking.
The remaining balance is due 30 days before arrival.
For bookings confirmed within 30 days of arrival, the full amount is due on confirmation.
Payment recipient details are provided privately after the booking is approved.

Cancellation 30 days or more before the 4:00 p.m. check-in time: full refund of accommodation payments received.
Cancellation from 7 to 29 days before check-in: 50% of the total accommodation price is refundable.
Cancellation less than 7 days before check-in, after check-in, or non-arrival: accommodation payments are non-refundable.
If the owner cancels, all accommodation payments received are refunded in full.
Any mandatory rights under applicable law remain unaffected. Exceptional circumstances may be considered individually.

Check-in is from 4:00 p.m.
Check-out is by 10:00 a.m.
Earlier check-in or later check-out may be possible by prior agreement.
Keys are collected by arrangement. Self check-in is not currently available. Final instructions are sent before arrival.

Maximum occupancy is four guests.
The standard minimum stay is five nights unless otherwise agreed.
No parties or events.
No smoking indoors. Smoking is permitted only on the balcony and must not disturb neighbours.
Pets require prior approval.
